Plans for new homes, green spaces and independent businesses are being developed for sites in St Neots, Huntingdon and St Ives. At Tebbutts Road in St Neots, the existing car park could become a new neighbourhood with up to 83 rental homes in two five-storey, design-led buildings.
Social-impact developer Capital & Centric is working with Huntingdonshire District Council to regenerate underused town-centre sites across the district.
The scheme would include architecture inspired by the town’s history and traditional skyline, alongside a crinkle-crankle walled garden containing trees and greenery. A community pavilion, walking routes, outdoor seating and commercial units for small independent businesses are also proposed.
In Huntingdon, plans for the Princes Street bus station and car park include up to 78 homes, commercial space and green pocket parks. Grade II* listed Cowper House would be restored as a community hub containing a café, flexible workspace, gym and mini-cinema.
Underused sites in St Ives are also being considered for rental homes, public green areas and independent businesses.
Supporters say developing brownfield land would provide much-needed housing, increase high-street footfall and reduce pressure to build on the countryside.
However, concerns have been raised about the loss of parking and bus facilities, the height of five-storey buildings, additional congestion and increased pressure on healthcare, schools and other local services.
The proposals remain subject to consultation and the normal planning process.
