The much-loved Duncombe Arms in Waresley is set to reopen its doors after more than 18 months of closure, bringing a historic village pub back to life at a time when rural pubs across the UK are closing at record rates.
The Grade II-listed pub, which closed in December 2023 amid spiralling costs, has been bought by Nutwood Pubs, who have announced plans to make the Duncombe Arms once again the beating heart of the village.
Nutwood has appointed Ian and Karen Hawthorne, to lead the relaunch. Ian said:
“Pubs are the heartbeat of village life, warm and welcoming places to socialise, relax and bridge the gap between work and home. We’re not just reopening a pub; we’re reviving a gathering place where everyone feels at home.”
A Fresh Approach
The Duncombe Arms will offer a vibrant calendar of community events — from quiz nights and live music to book clubs and craft workshops. The menu will celebrate local produce, with Sunday roasts and relaxed dining at its core.
Karen Hawthorne added:
“Every pint poured and every conversation held here helps to preserve something special. This is your place as much as it is ours.”
Nutwood’s founder, Martin Prescott, said he was “smitten with the Duncombe Arms at first sight” and called its reopening both a joy and an honour.

A Warm Village Welcome
The news has been warmly welcomed in Waresley. Parish Council Chair Richard Jerman said:
“The village is absolutely thrilled by the news. We’ve missed our local and are delighted to welcome Ian and Karen from the Nutwood group to the community. We’d also like to say thank you to the previous owner Chris Rose.”
Former landlords Chris and Catherine Rose also shared their delight:
“We are incredibly pleased to have found a buyer who shares our passion for keeping the pub at the heart of the local community. Nutwood bring both experience and a strong track record of success. We look forward to raising a glass with you from the other side of the bar in the near future.”
Reopening Soon
The Duncombe Arms will reopen in the coming weeks, with details to follow shortly. In the meantime, preparations are underway to restore and refresh the building.
